FAQ’s for Homeowners

Q: What are the benefits of renting my property out privately ?

A: There are a number of benefits to renting your property privately. You have control over dates the property can be rented out, you have direct contact with the holiday maker, you avoid agent fees, you decide what prices to charge the holiday maker and you can use the property yourself or for friends and family on the dates you want.

Q: How do I find a company / person to look after my property, change laundry and towels, and hold the keys ?

A: There are a number of Companies that will ‘Manage’ your property for you for a fee, or alternatively you can speak to your neighbour / friend in the local area. There are many people in Spain that will look after your property for you while you rent it out.

Q: Do I need to declare the income from my property in Spain or the UK ?

A: You need to declare the income in Spain on your annual tax return. If you are resident in the UK, then you also need to declare it on your UK tax return (but dual taxation arrangements mean you will only pay the tax in one country)

Q: What insurance do I have to have in order to rent my property out ?

A: We would recommend you check with your insurance company that you are covered for renting on your contents insurance policy.

Q: What equipment do I need to rent my property out ?

A: You will need the basics – think about when you have been on holiday and ensure all the items needed are supplied: enough chairs, cups and plates for everyone who will sleep in the property, bedding, pans etc . You should also provide a smoke alarm, fire extinguisher and/or fire blanket and test them regularly. The more equipment available (eg: air conditioning, safe, DVD player etc), the more likely you are to receive initial booking and repeat business.

Q: Is there anything else I should do to prepare my property?

A: Gas installations and appliances, and electrical appliances should be safety-checked regularly.

Q: Do I need a rental contract for a long term let ?

Q: I use my property myself during the year, can I leave personal items in the property when I rent it out ?

A: Obviously there is a risk of leaving personal items in the property but if they are items such as beach towels / sun cream that you merely don’t want to keep taking with you (helping to avoid the cost of hold baggage !), you could think about locking them away in a separate cupboard or chest storage within the property.

Q: What happens if someone pays a deposit and then cancels ?

A: This is something you should state in your ‘payment terms’ when advertising your property. You may want to state ‘non refundable deposit’ and issue a receipt for any payments made. If the holiday maker has insurance they may be covered for any payment they have made.
